"As we toured the lot, we kept our opinions to ourselves. But one seller, who I guess hadn't see a live qualified prospect in quite a while, got wind of our interest. And when we didn't make an offer they offered to lower the price. Seems they were a tad motivated since they had moved to Memphis already. "

"When we didn't bite on that they lowered again."

"This got my attention," Wimberly admitted. "So we countered $5000 lower still and they accepted."

"Basically this strategy worked because we had what those who negotiate for a living call walk away power.

Then too the seller was eager to sell.

Plus we didn't fall in love with any one property. Anyway, that's the tactic that allowed us to get into one of the Mesa home for sale at a bargain price."
